Area:

Union County is located in the Blue Mountains of Eastern Oregon. The largest city, LaGrande, is the county seat for Union County and has a university (Eastern Oregon University). The area consists of foothills, nearly level valley floors, and low terraces and timbered mountains. The Grande Ronde is a small jewel of a river sequestered away in a remote corner of northeastern Oregon. Here you can taste the rare privilege of having summer steelhead rip a dry fly from the surface film in an eruption that leaves the rippling water. This fabulous little river provides a year round fishery for many species. While it is best known as a winter steelhead destination for most of it dedicated followers, it also harbors a good population of Rainbow trout and Smallmouth Bass. It is also prized by many local residents as a casual float trip river.
 
As mentioned above, Grande Ronde Steelhead fishing tops the list in popularity but the river hosts a good population of Rainbow Trout and Smallmouth Bass which provide very good fishing throughout the late spring, summer and fall months.

Location:

The unit is located in the Blue Mountains about 16 +/- miles southeast from Elgin, Oregon. The roads are mostly improved county roads.

Size:

The property is approximately 361.76 total acres as shown by the Union County Assessor’s Maps. It is situated along the Grande Ronde River and has a small partition of land that fronts the river.

Mineral Rights:

The owner does not warrant that there are any mineral rights available. However, any mineral or geothermal rights owned by seller are included as part of the property being offered for sale.

Zoning:

County zoning is regulated by the State of Oregon, and farm and agriculture zoning discourages development of agriculture and forest lands. This is accomplished through mandating large parcel sizes for home site development and very strict environmental and building codes.
 
The zoning for this tract is A4 timber grazing. The zone allows for a minimum lot size of 240 acres on timbered ground and 321 acres on rangeland.
