Location:

The Hiatt Ranch is located approximately 21 miles north of Condon, Oregon and 17 miles south of Arlington, Oregon. The deeded 367-acre ranch, located in Gilliam County on Upper Rock Creek has over two (2) miles of creek bottoms flowing through the ranch providing exceptional upland bird hunting. This ranch has diverse topography including agricultural fields, and open range. Historically this ranch has been utilized for hay production and livestock grazing combined with horse training.

Irrigation / Water Rights

All appurtenant water rights will transfer.  The rights include use for domestic and agricultural irrigation with both ground water (primary) and surface water rights (secondary).  The ground water rights, application G-14840 and permit G-13748, have a priority date of September 25, 1998. The period of use is from March 1st through October 31st.  The maximum rate of use is 3.0 acre-feet for each irrigated acre.  Please contact broker to see a copy of the State of Oregon permit to appropriate

public waters. In April of 2009 the owners hired Lexington Pump to complete a static level test. Contact broker to see copies of the results.

   

Power is provided by Columbia Basin Power.  The owner states the irrigation system includes 8-inch and 6-inch buried PVC, 50 HP pump producing 1000+/- GPM.

 

The method of irrigation includes two (2) solar powered pivots and wheel lines. 

All point of diversion pumps, motors and pivots are included. The pivots have not been utilized for two (2) years.       

 

Leases:

Farm Ground  

Currently, the owners have leased 80 acres of the tillable land through the 2010 crop year. The rental rate is 30% of the crop’s cash value. In the event the property is sold prior to the harvest of the 2010 crop season, the tenant retains the right to harvest crop. A copy of the current lease agreement is on file and will be provided to qualified purchasers.   

 

The remaining 107.60 acres are ready for new production.

 

Soils:

According to the USDA Soil Conservation Service Soil Survey of Gilliam County, the most commonly-occurring soil on Upper Rock Creek bottoms is Ritzville silt loam and Hermiston silt loam, deep, well-drained soils.  When irrigated, the soil is rated as a Class I soil.  It is well adapted to production of irrigated alfalfa and grass hay.  Soils on this parcel are fairly typical of those encountered in the general area. The elevation ranges from 2200 ft to 1500 ft.

 

Recreation:

The Hiatt ranch, with over two (2) miles of Upper Rock Creek flowing through the heart of the ranch provides ideal terrain for exceptional hunting including pheasant, quail, chukar, partridge and mule deer. Historically, the owners have leased out the hunting rights for upland birds. Currently there are two different upland bird preserves operating with in a few miles of the ranch. Two Land Owner Preference Tags (LOP) per species, for all big game animals, are included.   

 

In addition, the John Day River is located within 30 miles of the ranch. The John Day is the longest free-flowing river in Oregon, and the second longest free-flowing river in the continental U.S. It boasts the healthiest population of wild summer steelhead in the Northwest, and a significant population of wild spring Chinook.  In spite of the good steelheading, smallmouth bass have become the John Day’s most popular attraction since their introduction in 1971. 

 

Summer bass fishing is the main draw to the John Day from April through September.  From Kimberly to the mouth, rafters can choose a variety of float trips.  Fly fishing is the most popular method, although casting small lures with light spinning gear is also very effective. 

 

John Day summer steelhead arrive in the fall and winter starting in mid-September through February. In addition, thousands of native steelhead move into the 200-mile long watershed and spawn from March through May. They are joined by hatchery steelhead that stray into the John Day from other Columbia River tributaries.   

 

Airport:

Condon, Oregon, 16 miles south of the ranch, has a 3,500-foot paved runway. The airport is unattended, but has 24-hour lighting.  Elevation is 3,000 feet. 

 

Fencing:

The property has fenced perimeters and is crossed-fenced for pasture distribution.  Due to topography issues and historical neighboring agreements, some to the fences do not accurately represent the deeded boundary lines.    

 

Improvements:

The buildings are modest but structurally very sound and usable. The main residence built in 1910 includes five (5) bedrooms and two (2) bathrooms. The home is heated with a pellet stove supplemented by an oil stove. This home-site has one domestic well, a septic system and telephone hookups. Ceiling fans are included in the majority of the rooms.    

 

Climate:

The area receives approximately 8-10 inches of precipitation a year with the majority occurring during the winter months.  That leaves many warm, sunny days for enjoying the ranch and surrounding recreation opportunities. 

 

Mineral Rights:

The owners are including all mineral rights they have with the sale.

 

Zoning:

The ranch is zoned Exclusive Farm Use (EFU).
