Property:  

This is an irregular shaped tract that is 477.06 acres, accessible by private dirt/gravel road running northwest across adjacent ownership from the northern terminus of county gravel road. There is an easement for access and one must enter through two locked gates. The primary access road runs east-west through the property and then northerly to the frontage road along the Grande Ronde River, which is the northern property boundary. There are several access roads or smaller spur roads of the main road through the property. Property can be accessed only through locked gates.

Location

The property is located approximately 17 miles northeast of Elgin, Oregon, and about ½ mile across the Grande Ronde River, southeast from Palmer Junction.

Property Specifics:

The property ranges from undulating on top to rolling, and then steep sloping hillsides. The steep areas are along Duncan Creek and its feeder draws and the breaks of the Grande Ronde River Canyon. The property is made up of mostly timber lands with some open areas for good grazing lands. There is a road from the top, which is an old logging road, that follows Duncan Canyon Ridge to the breaks of the Grande Ronde River, and then down the breaks to the Grande Ronde River.

Mineral Rights:

The owner does not warrant that there are any mineral rights available. However, any mineral or geothermal rights owned by the seller are included as part of the property being offered for sale.

Fences:

The fences are, for the most part, 4-strand barb wire that are older and have been maintained. Parts of the river and some steep areas are not fenced. 

 Elevation and Rainfall:

The elevation ranges from about 2,320 feet to 3,290 feet and the annual rainfall ranges from 18 to 24 inches.  

Stock Water:

Water is provided by a spring-fed trough and ponds in the northern and central areas. There is also water in drainages and the Grande Ronde River.

Improvements:

There are no structures on the property.

Soils:

The major soils types are Gwenly-Rocky complex, 40 to 70 percent slopes, which make up about 29.5 percent of the soils, and Klicker Stony silt loam soils, 2 to 40 percent slopes, which make up about 27.0 percent. The soils map and description are in the back of this brochure.

Timber:

The timber stand was cruised in August 2011 and the findings show 2,100,000 net board feet of timber. The species cruised were as follows:

The cruise was taken from 53 acres of cut over timber, 116 acres with good volume per acre and largely uncut, and 24 acres of uncut pine and fir. The 24 acres is the only one of the acreages above that would require short line logging. 
No cull trees were tallied in this cruise. The cruise represents 193 acres only. The slopes of Grande Ronde Canyon and the steep slopes of Duncan Canyon were not cruised as they are so steep, up to 75 percent slope.

Taxes:

The 2010 taxes for this property were $526.94. 

Recreation and Wildlife:

This parcel, located on the Grande Ronde River and Duncan Canyon, is home to a wide variety of species. They include Rocky Mountain elk, Mule deer, bears, cougars, and various upland birds. The land is located in the Sled Springs unit of areas to purchase tags. It qualifies for LOP Land Owner Preference Tags under the Oregon Department of Fish and Wildlife guidelines.

The Grande Ronde River of Oregon is one of the most beautiful river corridors you can take a float trip on and a great steelhead destination. The headwaters of the Grande Ronde begin in the Elkhorn Mountains in the Whitman National Forest of Oregon and eventually empty into the Snake River in Washington.
The Grande Ronde is a small jewel of a river, sequestered away in a remote corner of northeastern Oregon. Here you can taste the rare privilege of having summer steelhead rip a dry fly from the surface film in an eruption that leaves the rippling water. This fabulous little river provides a year-round fishery for many species. While it is best known as a winter steelhead destination for most of its dedicated followers, it also harbors a good population of Rainbow trout and Smallmouth bass. It is also prized by many local residents as a casual float trip river.
As mentioned above, Grande Ronde Steelhead fishing tops the list in popularity, but the river hosts a good population of Rainbow trout and Smallmouth bass, which provide very good fishing throughout the late spring, summer and fall months.
