CWR, CRITICAL WINTER RANGE OVERLAY ZONE 152.455 PURPOSE. The purpose of the Critical Winter Range Overlay Zone (CWR) is to conserve and protect important elk and deer winter range in the county while allowing development at a density that will not significantly reduce the carrying capacity of the areas. Soils: The soils on this property consist of rocky, steep and shallow soils. Suitable for grazing, there are areas of deep soils that have good water permeability that will support conifer growth and denser plant growth. Fencing: The perimeter of the ranch is fenced except for parts along the East Birch Creek Road. There are about 9 miles of fencing in good to poor condition. Mineral Rights: The owner does not warrant that there are any mineral rights available. The scenery is a picture of scenic beauty. The Elk Horn Mountains, with their snow caps, are very striking. The property has good big game hunting for Mule deer and Rocky Mountain elk. The property also has areas for hiking, camping, four wheeling, snowmobiling, and cross-country skiing. It is very close to Indian Lake, which is about one and a half miles from the cabin and a good place for fishing and camping. Additional Information: There is a monument on this property to all the sheepherders, cowboys, and teamsters. The plaque is near a spot called Seven Pines, a historical landmark. The area was also a scene of the last Indian wars.
