his Lincoln County parcel is located on the banks of the Siletz River, between mile post 20 and 21, along the Siletz Highway. Three miles north of Siletz, Oregon, this 164+/- acres consist of timber, farmland and frontage on the Siletz River. Currently, the residence not habitable, and is in need of improving. Tax Lot 1101- is a 0.06 acre site that is adjacent to tax lot 1000. It is a long narrow parcel, and is considered to be usable only in conjunction with tax lot 1000. Tax Lot 403- is a 0.72 acre site with approximately 100 feet of Siletz Highway frontage. The site is approximately 791 feet long and 60 feet wide providing access to the plant nursery. Tax Lot 1001- is a 23.58 acre site with no direct access to either the Siletz Highway or Miller Road. The primary use relates to the nursery operation. A 728 Sq. Ft. manufactured house and 7,535 Sq. Ft. general purpose building site within this tax lot. Tax Lot 1700- is a 69.45 acre site used in conjunction with the plant nursery. There are six, 30' x 150' hoop houses, and two 24' x 142' hoop houses on this parcel. Approximately 75% of this tax lot is located within the 100 year flood plane, and the Siletz River flows along the southern boundary. The topography is rolling, and is used for the nursery. Tax Lot 100- is a 26.87 acre site that boarders the Siletz River on the south and west portions. The topography is rolling and is used for the nursery. Tax Lot 500- is a 28.92 acre site that boarders the Siletz River on the west. Utilities: There are domestic wells and septic systems on tax lots 1000 and 1001. The nursery's irrigation system is underground PVC pipe with numerous turnouts. The water rights are from the Siletz River. Zoning: According to Lincoln County, all of the parcels are zoned either Timber Conservation or Agricultural Conservation. There is an 80-acre minimum lot size and minimum income requirement for agricultural production if a residence is to be placed. Depending on the use of the site, it could be possible to place one additional residence on the site, but the predominant use is required to be agricultural. Access: This parcel has two separate access points off year round county roads, as tax lot 1,000 has 510 feet of frontage on Miller Road and tax lot 403 provides access to the nursery from Siletz Highway. The Siletz Highway leads north to Highway 101 and Lincoln City. To the south, Siletz Highway leads to Highway 20, which provides access to the town of Corvallis, and Interstate 5, about fifty-five miles to the east, and Newport about six miles to the west. Recreation: The Siletz River is one of Oregon's largest and most productive salmon and steelhead rivers in the State with year round fishing opportunities. Famous for it's long estuary, the Siletz stretches over 17 miles from the bay at Lincoln City, OR, to the head of tide water. The waters of the Siletz originate in the heart of Oregon's coastal rainforest, draining over 700 square miles, and flowing almost 80 miles to the ocean. In addition, the Siletz provides Oregon's only native summer steelhead run on the north coast. Chinook Salmon are the dominate fish in the Siletz but winter steelhead fishing is by far the superior and most popular activity. Climate: Located only 15 miles from the Oregon Coast, the Siletz River corridor has relatively mild conditions as the month of August, on average, provides the warmest temperatures with 66 degrees and February the average coolest temperatures with 40 degrees. December is documented as the wettest month of the year with an average of 11.38 inches of rain. Annually, Siletz, OR, averages 69.57 inches of rain. Environmental: Based on aerial maps, as well as maps from Lincoln County Planning Department, the south and western portions of the farm are located in the 100 year flood plain. See flood plain overlay map attached in this package. Mineral Rights: The owner does not warrant that there are any mineral rights available. However, any mineral or geothermal rights owned by the seller are included as part of the property being offered for sale. Taxes: 2006 – 2007 taxes $3,039.15 Airport: This parcel includes a 1,400 ft. private air strip with a natural turf surface.
