This property is located 4 ½ miles NE of Hermiston, Oregon. It is close to potato processing and vegetable processing plants. The area is adaptable to a wide variety of row crops.
Zoning:
The zoning is zoned as EFT Exclusive Farm Use Zone.
It is the purpose of this use zone to provide the automatic farm use valuation for farms, which qualify under the provisions of ORS Chapter 308.
Rainfall, Elevation and Growing Season:
The elevation varies from 450 feet above sea level to 460 feet. The rainfall varies from about 8” to 10” per annum and the growing season of frost-free days from 160 to 190 days.
Soils
Winchester sand with 0 to 5 percent slopes. The soils are deep, excessively drained on strath terraces of the Columbia River. It is formed in eolian sand.

Other Resources:
The primary resource is row crops, alfalfa hay and wheat. However, there are other possibilities, for example: The location lends itself to a variety of livestock opportunities. This is a mild winter area and the farm would lend itself to a wintering operation for livestock. It would also lend itself to a background lot for calves growing them out for the feedlot. There are several growing lots in the area that feed calves for ranchers for the whole Northeastern Oregon and Washington areas. Another possibility is the wild life that abounds on this property would satisfy the most avid hunter. Ducks and geese use the fields in the fall and winter. There are some pheasants and dove and quail. The farm is but a short distance to the Columbia River for steelhead, salmon, crappie, perch, bass and trout fishing.
Distribution Methods:
This farm is situated just off Interstate 84, a major East-West freeway. The major route of the Union Pacific railroad from Portland, Oregon to Denver, Colorado is close by.
The farm is 6 miles from the Port of Umatilla on the Columbia River. This provides access to barge transportation. Pendleton Grain Growers has a grain elevator at the river for receiving. Wheat is then delivered to them and then shipped on barges to export elevators in Portland, Oregon. Thus this farm has an advantage for shipping as then can select competitive rates and the best method of transportation. This area has grown into one of the major food processing areas in the State of Oregon. The area continues to attract new food processing business and opportunities.
