Property:

This property is a wheat farm divided from a larger operation. It is located 2 miles south of Pendleton on Tutuilla Creek. It adjoins the McKay Dam Subdivision on the west side of the property and has very good paved road access.

Acreage:

The total acreage is 161 acres more or less as measured by a survey for division of this property. There are about 121.00 acres being dry land farmed. Soils:

The majority of the soil makeup is Pilot Rock silt loam, 1 to 7 percent slope. The moderately deep, well drained soil is on terraces. It formed in loess overlying cemented alluvium. Elevation is usually from 1,100 feet to 2,100 feet.

Elevation/Rainfall/Frost-Free Days:

The elevation runs from about 1,200 feet to 1,360 feet. The rainfall varies from about 12 inches to 16 inches annually and the frost-free days from 140 to 165 days.

Zoning:

The zoning for land usage for this area is EFU: Exclusive Farm Use Zone. The purpose of the EFU is to preserve and maintain agricultural lands for farm use, including range and grazing uses, consistent with existing and future needs for agricultural products, forest and open spaces; to conserve and protect scenic resources; to maintain and improve the quality of air, water, and land resources of the country and to establish criteria and standards for farm uses and related and supportive uses, which are deemed appropriate. It is also the purpose of this zone to provide the automatic farm use valuation for farms, which qualify under the provisions of ORS Chapter 308. Mineral Rights:

The owner does not warrant that there are any mineral rights available. However, any mineral or geothermal rights owned by the seller are included as part of the property being offered for sale.

There are no buildings or structures on this property.

Fences:

The fences have not been well maintained.

Deficiency Payments:

The Deficiency Payment for 2010 from the FSA office or DCP payment was $2,223.00. However, there will be a reduction as only a part of the cultivated acres under the program are being sold.

There is a small area of creek property along the county road located in the north end of the property. The creek is Tutuilla Creek and is seasonal.

This property is located only 2 miles from Pendleton, Oregon and would be an excellent site for a home with views of the Blue Mountains.

Hunting Recreation:

The farm has pheasants, huns and a few chuckars. Both Mule deer and White Tail deer frequent this property, and there is enough acreage to have Oregon State Department of Wildlife LOP tags.

Taxes:

The taxes for 2010-2011 are estimated to be $1,300. The actual figure for 2011-2012 taxes will be set by the Umatilla County Assessor after the partition has been approved.
