Located approximately 10 miles east of Pendleton near the
Umatilla River, the property is at the base of the Blue
Mountains near Cayuse.
The property consists of 79.09 acres of which 65.1 acres are
dryland farm ground with the balance being creek bottom and
rangeland. The farm ground is presently enrolled in the
USDA Conservation Reserve Program and is planted to permanent
grass. The contract for this land expires in 2013, at

road which provides year-round access.
This parcel is deeded land within the boundaries of the Umatilla
Indian Reservation. Zoning in this area requires a minimum
lot size of 80 acres for a dwelling. At this time the size
of this parcel will allow a dwelling to be built. There
are no restrictions against placing a manufactured home on the
property. A prospective buyer should check with the Tribal
Planning Department regarding building permits and restrictions.
Property taxes for the 2010 tax period were $327.23.
The property gently slopes toward the highway and to the
seasonal creek that runs through a portion of the property.
It has views of the Umatilla River drainage and the foothills of
the Blue Mountains.
The predominant soils are Gurdane Silty Clay Loam, class llle
and lVe soil with 0-25 percent slope. The most suitable
crops are winter wheat and barley with average yields of 35
bushels or 0.75 tons per acre, correspondingly.
The CRP grasses and the streamside vegetation provide good
habitat for upland game birds, such as quail, pheasants and
partridge, all of which can be found on this parcel at times
throughout the year, Whitetail and mule deer frequent the
